Thirty-five years of buying, building, holding, and selling residential real estate: Real Estate Partners California LLC (REPCA) is a licensed real estate and construction company, founded in 2005, that acquires residential property, improves it with our own licensed crews, and holds it as income producing rental, until sold, in California, Arizona, Nevada, and Houston, Texas.

Owner-operated, and licensed on both sides of the work.

Theodore L. Henry founded REPCA in 2005, bringing thirty-five years in the real estate and contracting business as a licensed California Real Estate Broker, a licensed B1 General Building Contractor, and a developer who has taken residential projects from acquisition through construction to occupancy.

That combination is the point. We are not a fund that hires out the work, and not a contractor waiting for someone else to find the deal. We source the property, we run the construction, and we manage what we keep.

Acquisition

We buy residential property, including tax-sale and foreclosure auctions, distressed title, and properties that need real work. Our own market research and lender relationships let us move on short timelines and close without financing contingencies.

Construction

Rehabilitation is performed by licensed crews under our own general contractor license. Roofs, HVAC, electrical, and full interior renovation are managed in-house rather than bid out and hoped for. We control cost, schedule, and quality because we are the builder.

Lease & Hold

Completed properties are placed in service as rental homes and held for income. Tenants are screened and placed, rents collected, and each property is managed as a long-term asset rather than a listing waiting for a buyer.

Refinance & Recycle

Once a property is stabilized and leased, we refinance to return capital and redeploy it into the next acquisition. Properties are sold based on REPCA’s business plan for each property.

Cold Lake Drive

Acquired in 2025 and taken down to the systems: new HVAC, electrical work, and a full interior renovation by our own crews. Title was perfected through a quiet-title action before the property was placed in service in early 2026. It is leased and tenant-occupied today, and refinanced into long-term debt.

Bamboo Forest Trail

Acquired and renovated in the same program, including new fencing, a full interior renovation, a new roof, and exterior paint. Bamboo Forest Trail is leased and tenant-occupied, and the property was refinanced onto long-term financing after stabilization.
